  • What are the lease terms, and do you offer flexible options?

    We offer 12 month lease terms at The Mayer @ PB. Contact our leasing office to learn more about our lease terms!


  • Do you allow pets, and what are the pet policies?

    The Mayer @PB, an F&F Properties community, is pet-friendly! 


    We allow all dogs regardless of weight or breed with an additional deposit of $250 and $55 monthly pet fee.

  • What amenities are available in the community?

    Enjoy the convenience of in-unit washer/dryer, designer finishes, keyless entry and energy-efficient stainless steel appliances. 


    The Mayer @PB is a welcoming community with a BBQ and lounge, bike racks, rentable storage and even some parking!


    The Mayer @PB is perfectly located on Grand Avenue - making it the perfect location. Easy access to major freeways, Pacific Beach, Mission Bay and all local resturants. 

  • How do I apply for an apartment, and is there an application fee?

    View our floor plans to start your apartment search and application process online, or schedule a tour to visit us in person! We require a $35 application fee.


  • How do I pay rent, and what payment methods are accepted?

    Rent payments can easily be made through our online Resident Portal, which can be found under the Residents tab on our website.


    We accept ACH, debit, and credit card payments, as well as money orders, cashier’s checks, and personal checks.


    Please note that our system does not accept AMEX.

  • Do you allow subletting or have any rules on guests?

    We welcome your guests to our community; however, subletting is prohibited. 


  • Do you perform background and credit checks?

    Yes. As a part of our application process, all applicants must provide a valid Social Secruity number to complete a credit and background screening. 


    Our rental criteria includes, but is not limited to:

    • Identity verification
    • Credit history report
    • Income verification
    • Holding deposit
    • Pet criteria and applicable deposits
  • What is the security deposit, and how is it handled at move-out?

    The security deposit is determined based on the strength of the application, including income and credit, and typically ranges from half a month’s rent up to a full month’s rent.


    At move-out, a final inspection is conducted to assess the condition of the unit. The deposit may be applied toward any cleaning, damages beyond normal wear and tear, or outstanding balances. An itemized statement will be provided following the inspection.          

  • How do I request maintenance, and what is the response time?

    Maintenance requests can be submitted through the online Resident Portal or by contacting the leasing office. Our team responds as quickly as possible, with priority given to urgent issues.


    For emergencies, please contact the emergency maintenance number listed in your lease.

  • What is the neighborhood like?

  • Do you allow smoking on the property?

    As part of our ongoing effort to improve our resident experience, smoking (including any e-cigarette and vaping devices) will not be allowed in any outdoor common areas or indoor spaces, including residents' apartments.
